Consider for a moment the home Sellers perspective. In the "traditional system" of real estate Brokerage, the Seller will probably pay a Real Estate Broker 5% or 6% of the sales price for their home. Normally, half of this (2.5 % to 3 %) will go to the Broker who lists it, and the other half (2.5 % to 3 %) to the Broker who sells it. But, 5% or 6% of the sales price paid to the Brokers isn't the half of the Seller's real cost. That 5% or 6% of the sales price may be 25% to 50% or more of the Seller's equity!

Try this exercise. Estimate the price your home might sell for and roughly how many dollars equity over the mortgage payoff you would have. Now calculate the dollars 6% of your sales price would represent. What percent of your equity is that? What is the real percent Brokerage cost to you? Does it seem fair? Next, consider that half that 25% to 50% of your equity goes to the Broker who just listed your home, whether he really made any effort to sell it or not. What do you think about this fact?

While not all Sellers are happy about the home selling experience, neither are all Brokers. A listing is a liability and risk to many of them. If it doesn't sell, they are out hard money. This means that many will list it, spend as little as possible on it and sit back and hope some other Broker sells it. The listing Broker still will get 2.5% to 3 % for "waiting in the wings".

One could ask, how is it possible for us to offer this service if everyone else charges more? We prefer to turn this question around. How is it possible that in a free-market economy where price fixing is considered illegal, most agents charge the same high fee? Why doesn't the consumer have more choice? Why is it that in other parts of the country where property values are so much less, agents charge the same percentage?

Today's consumer anticipates more in the way of services, and wants to pay less for them. In short, we increasingly demand real value.
