As you know, in a typical real estate transaction a Seller will pay a Real Estate Broker 5% or 6% of the sales price for their home. Normally, half of this (2.5 % to 3 %, i.e. listing fee) will go to the Broker who lists it and represents Seller (Listing Broker), and the other half (2.5 % to 3 %, i.e. selling fee) to the Broker who sells a home and represents Buyer (Cooperating Broker, or Buyer's Broker). With this understanding of the realities of today's Toronto real estate market, please choose from our outstanding, fair and straightforward, "no gimmick" SMART listing programs:

3% TOTAL COMMISSION - you sign Exclusive Listing Agreement for at least 180 days. We sell your home ourselves; no Cooperating Broker is involved. You will enjoy our full service except for Multiple Listing Service.

1.25% LISTING FEE - you sign Multiple Listing Service Agreement for no less than 120 days. If Cooperating Broker is involved, you have to pay his commission, in other words selling fee. We suggest you offer a selling fee comparable to other similar properties listed for sale in your area. This motivates Selling Brokers to bring Buyers to your home. You enjoy our uncompromising full service program with no exceptions.

0.5% LISTING FEE - same as above, but we managed to sell your home ourselves and no Cooperating Broker was involved. Your total commission (listing and selling fees combined) amount to 3%.

0% LISTING FEE - your property was listed under MLS Listing Agreement for more than 120 days and wasn't sold. You pay us no listing fee.
